A roofing system is a significant building asset.  Unlike other components of a building, a roofing system is susceptible to severe weathering, expansion, contraction, and at times, human abuse.  As a result of these causes, a continuing program of semi-annual or annual roof inspections with preventative maintenance is vital to the long-term performance of your roof.

As a result, building owners and property managers should implement a scheduled roof inspection and maintenance program.  Properly developed and implemented, a roof inspection and maintenance program can protect your sizeable investment, and also reduce costs over the long term.
Of equal importance, manufacturer’s warranties impose obligations on the building owner to keep the warranty in effect.  These obligations generally include regular maintenance of the roofing system, semi-annual or annual inspections, and record-keeping of repairs and inspections.  Failure to do so may result in the manufacturer voiding the warranty.

The National Roofing Contractors Association (NRCA), in an Advisory Bulletin, believes the most effective way to keep a roof performing for a long period of time is for the building owner to have a formal, long-term relationship with a professional roofing contractor.

At Chris Andersen Roofing, we have developed the CARE Program (Chris Andersen Roofing & Erecting) for preventative maintenance of your roof.  A CARE program helps property managers and business owners manage roof expenses and includes preventative maintenance to preserve and extend the life of your roofing system.  We have different levels of coverage that are tailored to your budget.

Whether we installed your roofing system, or if another contractor did, the CARE Program will provide an appropriate program for your roof, not only to protect and increase its longevity but also to ensure the manufacturer’s warranty remains in full force and effect.

The CARE Program includes:

  • A Semi-annual or annual 20 Point Inspection (Fall/Spring), which includes:
    • Repair minor caulking, flashing or visible leaks
    • Disposal of accumulated natural debris
    • Sealing and top-off of all pitch pans
  • Production of an Inspection Report, including before and after photos
  • Review Manufacturer’s warranty for compliance
