Roof Coatings
Extend the life of your roof without a full replacement.
Protect your building and your budget with high-performance roof coatings from Tecta America.
Roof coatings create a seamless, watertight barrier that shields your existing roof from damage and weathering at a fraction of the cost of a full replacement. They help lower energy bills, reduce environmental impact, and minimize business disruption during installation.
When a dry, well-adhered roof is nearing end-of-life, coatings can add service years and give you time to budget and plan a future replacement on your timeline.
Our coatings are liquid-applied to form a durable, flexible membrane. We reinforce critical areas like flashings, penetrations, and rooftop equipment for a fully sealed system.

BENEFITS OF A ROOF COATING SYSTEM
Beyond protection, roof coatings give you budgeting flexibility, helping you defer a full roof replacement while safeguarding your building. Consider roof asset management to plan maintenance and budgets with confidence.
The roof of your business deals with direct exposure to the sun through its lifespan. It is also a source of energy loss. As the roof heats up, it absorbs the warmth and transmits it down into your commercial business, causing your HVAC to turn on and cool down space.
Cool roofing coatings are well suited in climates where high heat and humidity are the norms. They are designed with special chemicals that inhibit mold/algae growth and keeping your business cool so that moisture is not an issue. Learn more about our roof repair and leak services.
Advantages To Roof Coatings On Your Commercial Building:
- Reliable: Most coating systems can be recoated every 8 to 10 years to extend service life and create predictable planning windows.
- Improved temperature control: Cool roofs can provide better temperature control for areas under the roof that are not typically air-conditioned.
- Reduced energy use: By reducing the amount of heat absorption by the roof, your cooling system will operate less, immediately reducing your energy usage.
- Productivity: Applying a coating system won’t disrupt your business. With minimal noise and odor, it’s business as usual on your commercial property.
- Capital planning: Helps defer major capital spend by bridging to your next roof without an immediate tear-off.

Commercial Roof Coating Products
When the insulation and deck are sound, a properly specified roof coating can stabilize the system now so you can plan a future replacement with less urgency.
Acrylic Coatings
Acrylic coatings are generally the choice for sloped metal roofs. They are a serviceable solution for a variety of conventional roof types, including modified bitumen, metal, built-up, single ply, and spray foam. Acrylic roof coatings are cost-effective, have high UV resistance and reflectiveness. Acrylic is easily applied via spraying or rolling on the existing substrate of the roof.
Cold temperatures slow down the drying time and can make it hard for acrylic to adhere to the roof. They cannot be applied when temperatures drop below fifty degrees Fahrenheit. They require positive drainage and dry, warmer conditions to cure properly, and are not recommended for chronic ponding areas. They are a great fit for sloped metal roofs and other substrates with reliable runoff.
Silicone Coatings
Silicone coatings are moisture cured and offer excellent ponding-water and UV resistance. Primer requirements vary by substrate and system. Some surfaces bond without primer, while others often need one (for example TPO or PVC with surface chalking, granulated capsheets, or oxidized metals). Tecta America performs adhesion pull tests and specifies the appropriate primer when needed.
Silicone is extremely UV stable and highly reflective, which can reduce cooling loads, lower utility bills, and improve indoor comfort. Because other coatings have difficulty adhering to cured silicone, future recoats typically use a compatible silicone or require removal of the existing layer.
Polyurethane Coatings
Urethane roof coatings are among the strongest and most durable elastomeric coatings available in the industry. They are most commonly used for sprayed-in-place polyurethane foam insulation as well as other commercial roofing substrates including modified bitumen, single-ply, EPDM, BUR, and concrete roof decks.
There are two types of urethane roof coating: aliphatic and aromatic.
Aliphatic urethane coatings are UV stable, hold color longer, resist dirt pick up, and are typically used as a top coat.
Aromatic urethane coatings are not as UV stable, cost less, and are most commonly used as a base coat in most systems.
