COATINGS AND WATERPROOFING

Extend the Life of Your Roof with a Commercial Roof Coating

Tecta America is proud to offer industry-leading commercial roofing coatings for businesses across the country. Cool roof technology offers significant benefits, including energy efficiency, reduced resource demand and consumption, and environmental protection.

Replacing your roof is a major expense and it can also impact your business. A roof coating can solve problems by providing a reliable roofing system with a low installation cost. Getting quality, professional commercial roof coating is one of the best things you can do for your business.

Roof Coatings are liquid-applied and provide a monolithic, uniform membrane that helps protect and preserve the underlying roof system.  They can be applied by spraying or roller application with additional fiber reinforcements around the flashings, roof penetrations, hatches, and other rooftop equipment. In the end, the result is a completely sealed and waterproofed system.  They can be applied to most types of roofs and are an alternate system that works along with your roof.

Benefits of a Roof Coating System

The roof of your business deals with direct exposure to the sun through its lifespan. It is also a source of energy loss. As the roof heats up, it absorbs the warmth and transmits it down into your commercial business, causing your HVAC to turn on and cool down space.

Cool roofing coatings are well suited in climates where high heat and humidity are the norms.  They are designed with special chemicals that inhibit mold/algae growth and keeping your business cool so that moisture is not an issue.

Advantages to Roof Coatings on your Commercial Building:

  • Reliable – Most coating systems can be recoated every 8-10 years to lengthen its lifespan
  • Improved temperature control – Cool roofs can provide better temperature control for areas under the roof that are not typically air-conditioned.
  • Life of the Roof – A coating can extend your roof service life up to 10 years.
  • Lightweight – Coatings are durable but also lightweight, so they don’t add stress to your existing roof.
  • Reduced Energy Use– By reducing the amount of heat absorption by the roof, your cooling system will operate less, immediately reducing your energy usage.
  • Monetary Savings – A number of different areas will save you money. Your HVAC system will run less, leading to less wear and tear and reduced maintenance costs. You may also be able to secure rebates and incentives.
  • Productivity – Applying a coating system won’t disrupt your business. With minimal noise and odor, it’s business as usual on your commercial property.

Commercial Roof Coating Products

Acrylic Coatings

Acrylic coatings are generally the choice for sloped metal roofs. They are a serviceable solution for a variety of conventional roof types, including Modified bitumen, metal, built-up, single ply, and spray foam. Acrylic roof coatings are cost-effective, have a high UV resistance and reflectiveness. Also, acrylic is easily applied via spraying or rolling on the existing substrate of the roof.

Cold temperatures slow down the drying time and make it hard for the acrylic to adhere to the roof. They cannot be applied when temps drop below fifty degrees, therefore acrylic coatings tend to be better in the southwestern and western states.

Silicone Coatings

Silicones are moisture cured. In some applications, the use of silicone can eliminate the need for a primer.

They are extremely UV stable and reflect up to 90% of the sun’s rays. This reduces the cooling, lowers utility bills, and increases indoor comfort. Silicone is also good in ponding water situations.

It is hard to adhere to silicone, so when a roof needs re-coating, you’ll need to either remove the coating completely or re-coat with a compatible silicone.

Polyurethane Coatings

Urethane roof coatings are among the strongest and most durable elastomeric coatings available in the industry. They are most commonly used for sprayed-in-place polyurethane foam insulation as well as other commercial roofing substrates including modified bitumen, single-ply, EPDM, BUR, and concrete roof decks.

There are two types of urethane roof coating – aliphatic and aromatic

Aliphatic urethane coatings are UV stable, hold color longer, resist dirt pick up, and are typically used as a top coat.

Aromatic urethane coatings are not as UV stable, cost less, and are most commonly used as a base coat in most systems.

A roof coating is not a substitute for a roof replacement when conditions such as wet insulation or loss of adhesion. Factors such as freezing and thawing of wet insulation, membrane splitting under the coating, wind-uplift damage at un-adhered areas, and hail damage of weakened areas still can occur. A replacement roof system would be a wise investment in these cases.

When the condition of a roof is difficult to determine, seeking a roofing professional to examine the roof makes sense.  The roofing professional can use such tools as thermal scans to determine if moisture has been absorbed into the roof insulation or if it has other weaknesses that aren’t readily apparent.
