Acrylic Coatings
Acrylic coatings are generally the choice for sloped metal roofs. They are a serviceable solution for a variety of conventional roof types, including modified bitumen, metal, built-up, single ply, and spray foam. Acrylic roof coatings are cost-effective, have high UV resistance and reflectiveness. Acrylic is easily applied via spraying or rolling on the existing substrate of the roof.
Cold temperatures slow down the drying time and can make it hard for acrylic to adhere to the roof. They cannot be applied when temperatures drop below fifty degrees Fahrenheit. They require positive drainage and dry, warmer conditions to cure properly, and are not recommended for chronic ponding areas. They are a great fit for sloped metal roofs and other substrates with reliable runoff.
Silicone Coatings
Silicone coatings are moisture cured and offer excellent ponding-water and UV resistance. Primer requirements vary by substrate and system. Some surfaces bond without primer, while others often need one (for example TPO or PVC with surface chalking, granulated capsheets, or oxidized metals). Tecta America performs adhesion pull tests and specifies the appropriate primer when needed.
Silicone is extremely UV stable and highly reflective, which can reduce cooling loads, lower utility bills, and improve indoor comfort. Because other coatings have difficulty adhering to cured silicone, future recoats typically use a compatible silicone or require removal of the existing layer.
Polyurethane Coatings
Urethane roof coatings are among the strongest and most durable elastomeric coatings available in the industry. They are most commonly used for sprayed-in-place polyurethane foam insulation as well as other commercial roofing substrates including modified bitumen, single-ply, EPDM, BUR, and concrete roof decks.
There are two types of urethane roof coating: aliphatic and aromatic.
Aliphatic urethane coatings are UV stable, hold color longer, resist dirt pick up, and are typically used as a top coat.
Aromatic urethane coatings are not as UV stable, cost less, and are most commonly used as a base coat in most systems.
A roof coating is not a substitute for a roof replacement when conditions such as wet insulation or loss of adhesion. Factors such as freezing and thawing of wet insulation, membrane splitting under the coating, wind-uplift damage at un-adhered areas, and hail damage of weakened areas still can occur. A replacement roof system would be a wise investment in these cases.

The roofing professional can use such tools as thermal scans to determine if moisture has been absorbed into the roof insulation or if it has other weaknesses that aren’t readily apparent.
