Don’t just expect the unexpected, plan for it
Ice damage, high winds, rain, and snow take their toll on any roof. Avoid the risk of unexpected roof problems interrupting your business, unhappy tenants, disappointed customers and severe financial loses for your business by investing in a Planned Maintenance Program.
Planned Maintenance:
The best way to prepare for the worst
Tecta America’s Planned Maintenance Program is designed to take the worry out of roof maintenance while protecting and prolonging the life of your roof by:
- Providing predictable roofing expenses and lowering overall repair costs.
- Helping you budget for capital spending and predict roof replacements.
- Keeping your warranties valid and your roofs performing at their best.
- Tailoring a program to specifically fit your roof and your business.
Consequently, planned maintenance helps avoid facility downtime, premature roof failure, and unexpected budget and roofing issues.
The plan for planned maintenance:
1. Inspect
A certified technician examines the exterior roof system while noting the conditions of wall panels, area dividers, parapets and roof penetrations while documenting conditions needing future monitoring.
2. Clean
Debris is removed from roof surface, gutters, interior drains, and through-wall scuppers to prevent ponding water that may cause premature roof aging and damage.
3. Maintain
As needed, deteriorated sealant on metal flashings is replaced, pitch pans are topped-off and suspect flashing at equipment curbs and perimeters are resealed. Drain clamps and rain collars at pipe penetrations are also secured.
4. Report
Tecta reports annual summation of work performed, assessment of roof conditions, including updated roof drawings and photographs.
Restore your roof and your confidence
Harsh weather, installation of equipment, traffic on the roof or neglect can cause roofs to show considerable wear; to the extent, they fail before reaching their predicted usable life. These roofs can still be restored to a maintainable condition to reach their expected useful life, which, delays the capital cost of major roof replacement.
