Mayfair Collection Breathes New Life into former Roundy’s Warehouse
Mayfair Collection spurs an expansive redeployment of old Wauwatosa area facilities. Phase I begins with the redevelopment of former Roundy’s distribution center along Highway 45 into large-scale retail development to provide over 230,000 square feet of retail space with new tenants including Nordstrom Rack, Dick’s Sporting Goods, Saks Fifth Avenue OFF 5TH, Old Navy, Ulta Beauty and Whole Foods. Virtually all of the former warehouse facility was demolished to expose the original structure including columns, roof framing, and structural deck. FJAC’s initial task involved the identification and replacement of deteriorated sections of the old gypsum decking. Larger deteriorated areas required heightened safety to address fall protection needs. The new roof system entailed tapered insulation below a new white TPO (Thermoplastic Polyolefin) membrane (fully-adhered with seams heat welded) across most roof sections and a fully-adhered EPDM (rubber) membrane on others. Whole Foods, as part of their energy efficiency focus, added further insulation beyond applicable code as well as 24 skylights to reduce interior daytime lighting demands through the use of natural light.
Architectural elements of the redevelopment include decorative metal panels crafted by FJAC. With different colors and styles, the panels create a patterned look with varying depths of the quarter-mile façade. As part of the design, exposed gasket fasteners were used to attach the sheet metal panels over plywood coated with an air and vapor retarder. This part of the project required field modifications from the original plans, as FJAC encountered different beam lengths. Through a design-build approach, FJAC professionals worked with the architect on solutions that maintained the design and that provided the seal needed for the walls. About 30,000 square feet of façade was covered with the styled metal panels, requiring up to 14 FJAC sheet metal mechanics involved with crafting the panels.
FJAC roofing and decorative sheet metal façade systems were likewise employed for Mayfair Collection’s Phase II redevelopment, adding about 108,000 square feet of additional mixed-use.
