The plan for planned maintenance:
A certified technician examines the exterior roof system, while noting the conditions of wall panels, area dividers, parapets and roof penetrations, while documenting conditions to monitor in the future.
All debris is removed from roof surface, gutters, interior drains and through-wall scuppers to prevent ponding water that may cause premature roof aging and damage.
As needed, deteriorated sealant on metal flashings is replaced, pitch pans are topped-off and suspect flashing at equipment curbs and perimeters are resealed. Drain clamps and rain collars at pipe penetrations are also secured.
